Barton Deakin Brief: NSW Coalition to enhance inner city housing.

23 October 2025

The NSW Liberals and Nationals today announced a comprehensive plan to address Sydney’s housing shortage by enhancing underused inner-city areas. This strategy focuses on unlocking significant housing supply and improving community infrastructure around key transport hubs, marking a strategic approach to urban development.

Key Announcements & Policy Shift: The NSW Liberals and Nationals’ plan includes several key initiatives and policy changes:

  • Strategic Housing Delivery: The plan targets over 100 hectares of land around Erskineville, Macdonaldtown, Newtown, and St Peter’s train stations, with projections for up to 15,000 new homes to be developed in stages. This initiative aims to provide more affordable housing options in well-served urban environments.
  • Integrated Community Development: The renewal includes provisions for new schools, childcare centres, green spaces, and essential community facilities. Upgrades to Macdonaldtown station and improvements to cycleways and walking links are also planned to enhance connectivity and liveability.
  • Master Planning Approach: A master planning process will guide development within an 800-meter radius of Erskineville Station and a 400-meter radius of Macdonaldtown, Newtown, and St Peter’s stations. This approach will respect local heritage while strategically placing higher density near transport hubs and incorporating sustainable development standards.3

What Next? This renewal strategy represents a significant commitment to addressing Sydney’s housing challenges by leveraging existing infrastructure and promoting integrated community development. By focusing on well-connected inner-city precincts, the plan seeks to deliver substantial housing supply, improve social infrastructure, and enhance liveability, demonstrating a model for sustainable urban growth.
